Top 3 Reasons to invest into Building Management Systems

A Building Management System (BMS) which is also commonly known as a Building Automation System (BAS), it is a centralized control and monitoring system of the building via the computer. The main functionality of a BMS system that has been installed in the building is to control and monitor utility equipment like lighting, HVAC, Ventilation systems, Fire Alarm Panels, Fire Hydrant Panels, Water Tank, CCTV, access control, and many more.

A building management will also include Sensors, Pressure Switches, Flow Meters, Relays, Communication Protocols, Interfaces to MODBus, API’s, and User Interface as its essential components that work together to help you monitor and control the building.

Now the question arises why you should implement BMS in your building?

Implementation of a Building Management System will help enable the smart operation and efficient maintenance of the building. The BMS solution achieve the same by-

1) Allowing Safety and Security: The system enables various sensors such as smoke, door-intrusion sensor and gas leak, that will be installed within the building. It can record and notify on central monitoring kiosks as well as on the smart Apps and via emails and SMS to all relevant parties. Remote door unlocking facility is also provided to increase convenience, which usually works well in conjunction with the Video Door Phone deployments. What many buildings do is they have an additional systems that integrate well with BMS. It is a crucial perimeter security system or Access Control Systems for key building areas or even elevators.

2) Improving the building operations by controlling and monitoring the electrical equipment: A Building Automation System allows complete control of all the common areas, podiums, parking, facade lighting, and many more. In addition to that, it provides control of water pumps and monitoring of all the water tanks. You can even monitor the status of the subsystems that needs you to stay in constant vigil mode, like Generators, STP plants, Elevators, etc.

3) Improving the responsiveness to the needs of the building occupants: The BMS offer smart apps that can be easily used by the smart building occupants that will help them generate service requests for a variety of maintenance support reasons. The facility management then monitors these requests, they then assign it to the dedicated personnel for quick response and a status update. Not only will it help you support maintenance but other aspects for better asset management also, which includes preventive maintenance scheduling, warranty and amc expiration information and even technical manuals and specs for the key assets.

Therefore, Building Management Systems is the essential addition and a valuable resource for both residential and commercial buildings. It keeps operating costs down while improving both responsiveness and efficiency.
